The name
Why DeedLens
A deed is the instrument that moves an interest in property: a deed of assignment, a deed of sublease, a deed of legal mortgage. Every agent, lawyer and lender in Nigeria knows the word.
Lens says what the product does: it looks through every page and shows what the papers really say. The name fits land, houses, flats, off plan units, leases and mortgage collateral.

Chinaza is founder and chief executive of DeedLens. She works inside a real estate company with land agents and the people who buy and sell land, houses and flats, so she sees how property papers move through a deal and where they fail.
Lines it does not cross
What DeedLens does not do
- It does not draft deeds
- Only a legal practitioner may prepare land instruments for reward. DeedLens checks that a lawyer prepared the deed and never drafts one.
- It does not claim to confirm title
- A C of O is only prima facie evidence of title and can be revoked. Every report carries the fixed notice: a document review aid, not a legal opinion and not an official search.
- It does not claim an official search
- Searches need originals sighted at the registry, through your lawyer. DeedLens checks the search results you upload against the rest of the pack.
- It does not accuse anyone
- Integrity findings use neutral words, such as figures that appear altered, and go to a person. Findings stay private to the customer.
