Every DeedLens report carries this notice:
A document review aid. Not a legal opinion and not an official search.
It appears on the branded PDF and on the private link, and customers may not remove it.
2What a finding is
A finding is an observation about the documents in a pack. A versioned rule raises it, and it is tied to page evidence and a cited source. It tells a professional where to look and what to ask. It is not a conclusion about the property, the parties or the transaction.
3Not legal advice
DeedLens does not give legal advice and is not a law firm. Findings do not replace the judgement of a lawyer who has reviewed the documents and the transaction.
4Not an official search
DeedLens does not search land registries. An official search needs originals sighted at AGIS, the Lagos Lands Registry, NAGIS, ENGIS or the registry concerned, through the customer's lawyer. Search results a customer uploads are read and checked for consistency with the rest of the pack.
5Not title confirmation
A Certificate of Occupancy is only prima facie evidence of title and can be revoked. DeedLens does not confirm that any title is good or that a transaction can proceed. A pack with no Stop findings can still carry risks that its documents do not show.
6For professionals who confirm findings
Findings are written for the professionals on the customer's team, who confirm or dismiss each one before relying on it. A report says reviewed only after a lawyer has done so, and it then carries the lawyer's name.
7Neutral words on integrity
Where documents show signs such as figures that appear altered, hand markings or one number on two documents, DeedLens describes what it sees in neutral words and sends it to a person. It does not accuse any person or company of wrongdoing, and it does not explain how a signal was detected.
8Sources and changes in the law
Rules cite stored sources: statutes, official notices, fee schedules, case summaries and law firm notes. Laws, fees and registry practice change. A rule whose source is conflicting or unverified stays hidden from customers until the legal adviser approves it, and where the law is unsettled DeedLens marks the point as contested. Practice notes describe how processes usually run; they are practice, not law.
9Fees and figures
Official fees in DeedLens come from published schedules, some of them undated. Confirm current fees with the registry before quoting them to a client.
10Samples on this website
Samples on this website are labelled “Sample matter, names changed”. The names of people, estates and companies in them, and their numbers, are changed.
